How to rent a furnished home on Apegato

Get verified once, apply in minutes and sign the Ontario Standard Lease online. You only pay when both of you have signed, and the landlord gets paid after you move in.

Seven steps from the first search to moving out. You only pay once the lease is signed by both of you.

  1. Step 1Free to browse

    Find your home

    Search furnished homes across Ontario by city, dates and budget. Every landlord's ID and right to rent are checked before a home goes live, and homes with the Verified property badge were also checked against the land registry and visited by our team.

  2. Step 2Valid 90 days

    Get verified once

    Confirm your ID with a quick photo and selfie, and upload proof of income for our team to review. When a credit check is required, it's run through our screening partner. Your checks stay valid for 90 days and count for every home you apply to.

  3. Step 3Nothing charged

    Apply in a few minutes

    Pick your move-in date and how long you'd like to stay, say hello, and choose to share your profile with the landlord. Save a bank account or card for later: nothing is charged when you apply. You can apply to up to 3 homes at once, and landlords answer within 24 hours.

  4. Step 4You sign first

    Sign the lease

    If the landlord accepts, they prepare the Ontario Standard Lease with a short appendix you can read first. You sign online (with a quick ID check to confirm it's you), then the landlord countersigns within 24 hours.

  5. Step 5Held until you move in

    Make your first payment

    When both of you have signed, we take the first month's rent, a last month's rent deposit and our service fee. We hold that money until the day after you move in, and only then pay the landlord.

  6. Step 6Rent paid monthly

    Move in and settle in

    Record the home's condition with photos when you move in, so everyone agrees on the starting point. Rent is then collected automatically each month, receipts are in your account, and you can message your landlord or our support team from the app.

  7. Step 7

    Move out with notice

    Give 60 days' notice in the app, ending on the last day of a rental month. Your last month is paid from the deposit you already paid, so there's no surprise final bill.

What you pay

The price on each home is the rent. Our service fee is the only thing we add, and you see the full total before you apply.

When am I charged?

Only when both you and the landlord have signed the lease. Applying, getting an offer and signing are free.

Why do you hold my first payment?

So the landlord is paid only after you've moved in. If something is badly wrong on move-in day, contact us right away and we can stop the payment to the landlord while we sort it out.

Bank debit or card?

Bank debit is the default and has no fee. Moving in within 7 days? The first payment goes on a card, because a bank debit takes a few days to clear.

What does the landlord see when I apply?

Only what you choose to share: your first name and last initial, whether your ID is verified, your income and checks, and what you wrote about yourself. Never your ID images or full credit report.
